Letting your property

Your property is in safe hands with our dedicated Property Management Centre to which we can offer various options that suit you. It can allow you to have peace of mind all year round whilst we focus on fully managing your property, organising regular checks & rent collection.

We have a list of fully accredited and insured contractors for whatever works your property may require, we make sure that all prices are competitive and will always supply more than one quote for the works. To settle you further not only have we been doing this for over 15 years, we are also members of  The Property Ombudsman for sales and lettings and Safe Agent.

There are various circumstances in which letting out your property, or part of it, will suit your current circumstances, for example, you may have inherited a property which you do not want to sell immediately or maybe you have a second home that is not being fully utilised and could possibly make you some money. If any of these scenarios are relevant, than here is what you need to do to become a landlord.

Before you sign up with a lettings agent, you should find out about the financial, legal and regulatory matters involved in becoming a landlord. It is imperative that you check with your mortgage lender before letting your property. Write and tell them that you want to let your property. If you do not get their written permission then you could be in breach of your mortgage. If you live in a leasehold property, you will need to check your lease to make sure that you are not breaching any terms by letting your property. This could result in fees for granting consents, any special conditions may be involved and it will be up to you to make sure that your tenant and letting agent are aware of these conditions. Your current building and contents policy will probably not be suitable for application in the lettings market. Tenants are perceived to be more careless than an owner occupier so you will probably be facing an increase in your premium to cover damage. As a landlord you are obligated to keep the structure and exterior of the property in good repair.

Tenant Find

At Arron James, we shall market & promote your property, carry out accompanied viewings wherever possible. We also prepare a welcome pack for all tenants, collect initial cleared funds and deal with deposits. We can organise referencing, AST, EPC, Gas Safety Certificate, and Inventory if required at an additional cost.

Rent Collect

We offer all of the above, (costs remain) as well as collecting the rent monthly, paying the landlord directly along with a monthly statement and any chasing arrears payable.

Fully Managed

Our fully managed service covers all of the above with no additional cost apart from an Inventory cost should it be required, as well as dealing with day to day management issues, continual liaison with the landlord, and arranging to visit the property throughout the tenancy and dealing with any repairs.

Infinity

This service offers our fully managed service with no additional costs apart from an Inventory fee if required. The unique Infinity service which not only manages any arrears from the day the tenancy starts it also provides  legal claims and eviction service if a tenant defaults or if possession is required legally. It also offers guaranteed rental up to £2500 pcm dependant on your agreed rental.
