Do you charge for a market appraisal?

There is no fee applicable for us to value your property for sale or probate purposes.

Do you charge for a mortgage valuation?

There is a fee of £80+VAT applicable for us to carry out a mortgage valuation on your property.

Can you value my property over the phone?

We prefer not to give you a value over the phone as we need to see the inside of the property, room sizes and condition can make a big difference to the value.

What areas do you cover?

Arron James Karis’ main office is based in Hillingdon Village, covering the whole of the Hillingdon borough and surrounding areas including West Drayton, Uxbridge, Hillingdon, Hayes, Iver, Langley and Slough.

What is the difference between Sole and Multiple agency agreements?

A sole agency agreement means that the agent has the sole rights to market your property for a set period of time as stated in the tie in period.

Our Sole agency “tie in period” is 14 weeks, one of the lowest in the local area.

A multiple agency agreement allows two or more agents to market the same property and does not have a tie in period; most agents will charge a higher percentage for this type of agreement.

Arron James Karis will not charge a higher fee for a multiple agency agreement.

How much will it cost me to put my property on the market?

You will need to pay for an Energy Performance Certificate within 28 days of the property being on the market. The agents' fee is paid upon completion.

Do you accompany viewings?

We will endeavour to accompany all viewings wherever possible; there may be times when it will not be possible to accompany viewings.

  • If the viewing is after office hours.
  • If the viewing is booked at short notice and we are fully booked in the diary.
  • If the vendor is happy to conduct their own viewings.

Do you qualify potential buyers before they view my property?

We do our very best to find out as much information about the viewer and their requirements at the time of registration, thus not wasting your time or ours showing someone a property that is not suitable for them. If applicable we ask for proof of mortgage in principle to financially qualify them.

My property needs updating, should I do the work before I sell?

We do not recommend spending money on a new kitchen or bathroom as most buyers will have their own taste and specification, changing it again once they have moved in.

If the property needs redecorating, and to do so is not costly we would recommend doing so, as it will make the property look fresh and inviting.
