How do I view a property that I have seen on your website?
You can either call us on 01895 23 55 99 or email us via our contact page and we
will arrange a viewing for you. One of our staff members will be happy to arrange
to meet you to view all properties that meet your requirements.
Typically this may
be several properties in the area that suit your needs. In some instances we may
require the landlord or the current tenants to conduct the viewing on our behalf.
My current landlord requires notice before I can move out?
On each property advert it will state when the property is available, please
take this into account before viewing, if your current landlord requires 1 or 2
months notice and the property is available now then the landlord is unlikely to
accept you.
If a property is available in 1 or 2 months time and you need to move straight
away then the property will not be suitable for your circumstances.
What is the minimum term of a tenancy?
You will be required to sign an assured shorthold tenancy agreement which is normally
for a twelve month period but can be anything up to two years in length if both
parties agree. However on a general basis most tenants will sign for a 12 month
period.
If you wish to leave the property mid tenancy, you will need to give one
months notice on or before your rent due date.
What do I need to do if I like the property?
To reserve a property, you will need to pay a Holding Reserve. This will be deducted
from your first months rent when you move in to the property.
At this time you will be given a referencing pack containing: referencing forms,
a draft copy of a standard AST and a tenancy deposit information sheet. The referencing
forms will need to be returned with your referencing fee in a timely manner so as
not to hold the process up in any way.
Fees for referencing vary considerably per application and will be discussed at
this time.
If for any reason the landlord declines the tenancy through no fault of your own,
the Holding Reserve and referencing monies would be returned to you. However, if
you decide not to go ahead with the tenancy or do not pass referencing, the Holding
Reserve and referencing money will not be refunded.
What do I need to pay before I move in to the property?
Before you move into a property we will need the following in cleared funds:
- One month’s deposit (for non managed property)
- One month’s deposit plus a premium (for managed property)
- One month’s rent in advance
Are there any additional costs in special circumstances?
For all managed property an inventory will be required, the cost for this are shared
between the landlord and tenant, your part of the costs will need to be paid on
exit.
What references will you need from me?
As a minimum we will require satisfactory references from your employer, current
or previous landlord as well as carrying out a credit check, you will also need
to pass an earnings criteria check before an application can be made.
If you have or have had a CCJ you are likely to fail referencing.
What is a Guarantor?
A Guarantor is someone who agrees to vouch for a Tenant’s ability to pay rent, as
well as any damage that the Tenant may cause. Should the Tenant default on rent
payments and/or fail to pay for any damage caused to the Landlord’s property the
guarantor will be liable to pay.
What does a Guarantor need to do?
A Guarantor will need to complete an application form and be credit referenced and
also to sign an under-taking to be legally responsible for any none payment of rents
or damages that the Tenant may incur.
How quick will I be able to move in?
Once you have made your choice, we will do our upmost to move you in as quickly
as possible, delays can occur for the following reasons:
- If referencing forms are not returned in a timely manner
- If forms are not completed in full
- If guarantors, or previous landlords/agencies can not be contacted
- If employers or HR departments are not notified that they will be contacted by us
- Difficulty in obtaining essential information
- If the property is currently tenanted and we have to wait for the tenant/s to vacate
We will keep you informed through the process and notify you if any delays occur.
How do I pay the rent?
Rent is to be paid monthly in advance by standing order from your bank. Payment
is set up to be withdrawn from your account 3 days before the rent due date so that
it arrives on time.
If for any reason your circumstances change you must speak to us, unfortunately
situations alter where people’s employment conditions change. If you keep us informed
we can then help you to protect your tenancy. The last thing we want is for you
to fall into arrears. Speak to one of our staff who will be able to help you with
your situation.
Do you take tenants on housing benefit?
Unfortunately we do not accept applications that involve housing benefit or social
security payments.
Can I see the Energy Performance Certificate (EPC)?
From the 1st October 2008, any property offered to let will require an EPC before
marketing commences. We will have details on file for all properties currently advertised
and will be happy to provide you with a copy upon request.
Do landlords accept pets?
Most landlords do not accept pets in their properties, how ether in certain circumstances
a landlord may agree to do so, in these instances a premium may be required and
the landlord may require the property to be professionally cleaned on exit.
Can I decorate or modify the property in any way?
In all instances you are not allowed to decorate or modify the property without
the landlords expressed permission. If you wish to do so this must be requested
in writing and agreed with the landlord before the start of the tenancy.
Do you offer contents insurance for tenants?
Yes we do, please call 044 561 0880 and quote ref- H607098, the advantage of this
insurance is that if anything is damaged within the property you will not loose
your deposit.
