Where the Landlord does not wish us to undertake full management, we can provide
a Let Only Service.
The Let Only Service includes:
- Advising as to the likely market rent achievable.
- Advertising and generally marketing the property by erecting a To Let board at the premises
and by advertising in the local press and on the Internet. We will endeavour to accompany all viewings.
- Interviewing prospective tenants and taking up full references including bank reference,
employer and previous landlord character reference. When necessary, additional security would be
requested by means of a guarantor. In the case of a Company a full bank reference would be taken.
- Preparing the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent
and Housing Acts and renewing the Agreement where necessary at the end of the Term.
- Liaising with a Landlords Mortgagees where necessary with regard to references
and Tenancy Agreement.
- Taking a deposit from the Tenant to be either held by the agent as stakeholder and registered
with the Tenancy Deposit Solutions Insurance Scheme or paid into The Deposit Protection Service run by
Computershare Investor Services Plc until the end of the Tenancy when the property and contents have been
checked for unfair wear and tear.
The Landlord would remain responsible for all other aspects of the letting including the maintenance of
the property and any gas and electrical appliances.
The landlord would remain responsible for complying with
the deposit protection requirements of the Housing Act 2004 and must provide us with written confirmation of
this together with a receipt for the deposit monies received by the Agent on his behalf.
The fees for the Letting Only Service are payable at the commencement of the tenancy and will be deducted
from monies received by the Agent on the landlords behalf.
As we will no longer be able to deduct our fees from the deposit, there may be instances where the Landlord
will need to pay part of our fee before the tenancy commences and we will inform Landlords accordingly.
If there is gas at the property, the Landlord must ensure that the Agent has a copy of the current Gas
Safety Certificate prior to the commencement of the Tenancy. If not provided, the Agent will arrange the
necessary visit and the cost will be deducted from the first month’s rent. It will be the Landlords responsibility
to arrange subsequent inspections and forward the Certificate to the Agent.
For our Let Only Service, it has been our policy to pass the deposit over to the Landlord along with the first month’s
rent less our fees. From now on Arron James Karis will only be able to pass the deposit to a Landlord when we have seen
evidence that they are registered under one of the deposit schemes. This evidence must be supplied before the tenancy commences.
If not, we will pass the deposit directly to The Deposit Protection Scheme (DPS) for which there will be an admin charge of £25.00.
